How to Maintain the Value of your
Maintenance isn't usually high on anyone's good time list, but purchasing a home is often a serious investment and our most significant asset. As homeowners, we want to do everything we can to maintain or increase the value of our home. I know that it's overwhelming keeping up with everything that has to be done when you're a homeowner so I've put together a checklist to help you maintain your home to the highest value possible. Doing a little now helps a lot later when you are ready to sell your home when you need to move or downsize.
· Home Exterior
Walk around your home with a critical eye. How's the landscaping? Does your home need to be cleaned or painted? Do any repairs need to be done? The first place anyone sees of your home is when they pull up to your home. Keeping the yard tidy and creating an inviting entryway goes a long way to making a good first impression.
· Roof & Gutters
Any loose or missing shingles? Gutters clogged or need to be cleaned? Keeping both the roof and gutters in good order will save you money and headaches in the future. By inspecting the roof yearly, you will be able to repair small leaks before they cause major damage. Cleaning your gutters prevents pooling of water and damage to your roof.
Make sure to change your filters monthly. It doesn't hurt to have your HVAC system inspected yearly too. Proper maintenance keeps our system running smoothly, efficiently, and prolongs the life of your system.
· Update, Not Upgrade
Over time buying new appliances will be necessary. When you need to replace an appliance, it is not essential to replace them with the top model, but you should consider an energy efficient model. Energy efficient models will not only save you money on your electric bill but will be attractive to future buyers when you decide its time to sell your home.
· Check Your Plumbing
Water damage can be one of your home's worse enemies. To reduce the chances of having plumbing issues, you need to check for leaks under sinks and make sure all pipes are sealed. You'll want to check and make sure all caulk and grout is good around fixtures, countertops, bathtubs, showers, and tiles. Make sure your seal on the toilet is not leaking too. One area people don't think about is making sure the water line to your washing machine is still good and has not started to deteriorate. No one wants to come home and find the water line has broken and water from the washing machine line has been running and flooded your home.
· Smoke Alarms
Take the time to test your alarms every few months to be sure they are in good working order. Don't forget to change the batteries annually too.
· Driveways and Walkways
Repair any cracks or buckling. Cleaning sidewalks and driveways regularly will keep the buildup of dirt and mold to a minimum.
· Regular Cleaning Schedule
By doing a regular deep cleaning on your home makes it easier to get your home ready to sell when you're ready to put it on the market. Many homeowners wait until it's time to have pictures done or right before a home inspection and realize what a vast amount of work they have to do and feel overwhelmed. Doing a little bit over the year will prevent headaches and anxiety in the future.
